About Amendment C160

Council has prepared amendment C160 to the Moreland Planning Scheme.

Land affected by the amendment

The land affected by the amendment is located at 1-9 Moreland Road, Coburg (the 'site'). The site is currently in the Industrial 3 Zone and is used as a showroom, offices and warehouse.

The site is located  between Campbell Reserve and the Merri Creek, Moreland Road and Moore Street. It is adjacent to the Moreland Road/Nicholson Street, Coburg Neighbourhood Activity Centre.

What the amendment does

The proposed Amendment C160 will allow for a wider mix of industrial and office uses and opportunities for mixed-use residential development. The amendment proposes to:

  • Rezone the site from Industrial 3 Zone to part Commercial 2 Zone (C2Z) and part Mixed Use Zone (MUZ).
  • Introduce a new Design and Development Overlay (DDO25) to the site that applies new built form requirements including a mandatory maximum height of 6 storeys.
  • Modify the extent of the Heritage Overlay  to apply to the office building fronting Moreland Road.
  • Apply the Environmental Audit Overlay (EAO)  to the site to ensure potential contamination issues are addressed.

Submissions closed
